It\u2019s one of the most widely used pricing tools in real estate, but also one of the most understood, which is why I\u2019ve had countless clients ask, \u201cHow accurate is a Zestimate?\u201d<\/p>\n<p>In my experience, Zestimates can get pretty close, but they are definitely not 100% accurate. I\u2019ve seen them come in both above and below what a home actually sells for. That said, they can be a great starting point for conversations. Naturally, those tend to be more accurate.<\/p>\n<h3 class=\"wp-block-heading\">How is a Zestimate calculated?<\/h3>\n<p>A property\u2019s Zestimate is calculated by complex software using an \u201cautomated valuation model\u201d that analyzes data points collected from users, public records, and multiple listing services. On the other hand, homes listed on the MLS usually have more complete data, leading to more accurate estimates.<\/p>\n<p>In other words, the Zestimate is best used as a reference point, not a final valuation!
